1909-1913 Martin Luther King Junior Avenue SE 1201-1215 Good Hope Road SE, Washington, District of Columbia 20020

Menkiti Group & Enlightened, Inc.
The revitalization of the original gateway to historic Anacostia--located at the intersection of Good Hope Road and Martin Luther King, Jr. Avenue SE is a key economic development priority for the District of Columbia.  Working together,  DMPED and DHCD sought a development partner with a proven track record to jump start the revitalization of this under performing retail corridor.

Anacostia’s proximity to the waterfront, combined with its increasingly competitive real estate market and the ongoing redevelopment of St. Elizabeth’s Campuses and Barry Farm neighborhood, have primed the Gateway to attract retailers to this emerging main street district.

The MLK/Gateway Community RFP was issued on May 31, 2016. On December 16, 2016, the District selected a proposal from the Menkiti Group and Enlightened Inc. Enlightened serves as both partner and anchor tenant.

Council approved the surplus and disposition resolutions in December 2017. The developer completed concept design and, in cooperation with the Historic Anacostia Preservation Association, received Historic Preservation Review Board approval.
In June 2019 the developer purchased property adjacent to the MLK property and proposed a more significant project on the larger site.  An Amended Term Sheet was approved by Council on July 9, 2019.

In July of 2020 the Department of General Services awarded the developer a 55,000 square foot office lease in Phase II of the project for the Department of Housing and Community Development (DHCD). Project financing closed in July and construction commenced in September 2021.

When you bring additional fields into a conversion, Quickbase often finds inconsistencies. For example, say you're converting your Companies column into its own table. One company, Acme Corporation, has offices in New York, Dallas and Portland. So, when you add the City column to the conversion, Quickbase finds three different locations for Acme. A single value in the column you're converting can only match one value in any additional field. Quickbase needs you to clean up the extra cities before it can create your new table. To do so, you have one of two choices:

  • If you want to create three separate Acme records (Acme-New York, Acme-Dallas and Acme-Portland) click the Conform link at the top of the column.
  • If the dissimilar entries are mistakes (say Acme only has one office in New York and the other locations are data-entry errors) go back into your table and correct the inconsistencies—in this case, changing all locations to New York. Then try the conversion again.
